Prices start at $24,500 for a studio and $34,000 for a 20ft expandable, with delivery throughout Auckland and the North Island. Granny flats and minor dwellings in Auckland
Auckland's minor residential unit rules mean most residential sections can take one additional self-contained dwelling, and our 20ft and 30ft units are sized to sit comfortably within the standard limits. For families dealing with Auckland housing costs, adding a warm, finished second dwelling for under $50,000 changes the maths considerably against buying a bigger house.
The install itself takes a day. There's no six-month build site in the back yard, no scaffolding and no weather delays.
Access on tight Auckland sections
The most common Auckland concern is access. Because our units travel folded at container width and are craned into position, they fit through gaps that a conventional transportable home cannot. A HIAB can often place a unit over a fence or house from the street where a truck cannot reach the pad directly.

Do I need consent for a granny flat in Auckland?
Auckland Council allows a minor residential unit on most residential sites subject to size, coverage and setback rules. A self-contained serviced unit generally requires building consent — we supply plans and specifications for the application.
