Expanders® supplies sleepouts across New Zealand starting at $24,500 for a 13m² self-contained studio and $34,000 for a 20ft expandable. Every sleepout is EPS-insulated, fitted with aluminium double-glazed joinery and a lockable sliding door, and wired to New Zealand standard. Units are delivered nationwide and craned into place on a prepared pad, typically completed in a single day.

Sleepout or self-contained unit?

The distinction matters for consent. A sleepout without cooking facilities is usually treated as an ancillary building and often falls within exemption rules. Add a kitchen and you're generally into minor-dwelling territory with a consent requirement.

Both options are available. The Studio is fully self-contained with a kitchenette and bathroom; the 20ft open-plan can be specified either way depending on how you intend to use it.

Warmth is the whole point

Most of the cheap sleepouts sold in New Zealand are uninsulated ply boxes that are unusable in July. Ours are EPS-insulated through the walls and roof with double-glazed joinery, which is the difference between an extra bedroom and an expensive shed.

Teenagers, guests, offices and rentals
